Special guests/groups who will use any facilities in addition to their lodgings and the Carriage House for breakfast must reserve total B&B and pay for all lodgings whether they are totally used or not.  This insures the guests/groups' privacy for their activities, extra meals, etc., and assures convenience for everyone staying at the Baines House.

Any special arrangements for extra participants/people, additional services, and non-normal breakfast serving times must be arranged in advance.

Carriage House Kitchen privileges - $50 usage fee daily.
($50.00 Covers clean up)

Carriage House/Meeting Room area beyond breakfast time - $50.00 usage fee daily.

Participants/people who are attending a group event or function and who are not guests of the Baines House will be charged a user fee of $20.00 daily.
